We think you should know exactly where our numbers come from, how current they are, and what they can and cannot tell you. The short version: Brixel Property Intelligence is a research tool built on public statistical data. It is general information, not advice, and every figure should be verified before you rely on it.

1.Why This Page Exists

We think you should know exactly where our numbers come from, how current they are, and what they can and cannot tell you. This page sets that out plainly. It forms part of our Terms of Service.

The short version: Brixel Property Intelligence is a research tool built on public statistical data. It is general information, not advice, and every figure should be verified before you rely on it.

2.Where Our Data Comes From

2.1 Australian Bureau of Statistics

Our primary data source is the Australian Bureau of Statistics (ABS). ABS data is used to construct area level statistics across our data layers.

Any derived figures, scores, groupings or interpretations presented in the Platform are ours, not the ABS's, and the ABS bears no responsibility for them.

2.2 Other public sources

Where we use other publicly available sources, including government and local government publications, those sources are identified within the Platform.

2.3 Brixel derived outputs

Scores, rankings, indices, comparisons, groupings and filter results are calculated by us by applying our own methodology to underlying data. They are our interpretation, not source data.

3.What the Data Layers Cover

The Platform presents area level information across layers including median prices, rental yield, five year growth, infrastructure, education, health, transport, shopping and parklands, for more than 1,900 Australian areas.

Each layer is an area level summary. It describes a statistical area in aggregate. It does not describe any individual street, block or property, and conditions within an area can vary widely.

4.Important Limitations

Please read this section before using the Platform for any decision.

4.1Data is historical. Statistical data is published on release cycles set by its publisher. Figures shown may relate to a period materially earlier than the date you view them. Markets can move substantially in that gap.

4.2Data is subject to revision. Publishers routinely revise, restate and correct data after first release. A figure accurate when published may later change.

4.3Boundaries are statistical, not colloquial. Statistical area boundaries are defined by the ABS and do not always align with suburb names, postcodes or local usage. An area shown in the Platform may include or exclude locations you would consider part of that suburb.

4.4Small area data is less reliable. In areas with small populations or low transaction volumes, medians and averages can be volatile and can move sharply on a handful of transactions.

4.5Aggregates conceal variation. A median describes the middle of a distribution. It says nothing about a specific property, its condition, its aspect, its title, or its individual prospects.

4.6Amenity layers describe presence, not quality. Where the Platform indicates the presence of infrastructure, education, health, transport, shopping or parkland amenity, it is indicating that facilities are recorded as present in or near an area. It is not an assessment of their quality, capacity, catchment eligibility, accessibility, opening status, or suitability for you.

4.7Coverage is not complete. The Platform does not cover every Australian area. Absence of an area, or of data for a layer, does not indicate anything about that area.

4.8We do not verify third party data. We aggregate and present it. We do not audit it, and we do not warrant its accuracy, completeness or currency.

5.Version 1

Version 1 is a foundation release. We would rather tell you its limits than let you discover them.

  • Data coverage, layer depth and geographic reach will expand in later versions.
  • Methodologies may be refined, which means figures may change between versions.
  • Some layers are broader in scope than others.
  • Later versions may include additional licensed data sources not present in Version 1.

6.This Is Not Advice

6.1All information in the Platform is general information only. It does not take into account your objectives, financial situation, needs or circumstances.

6.2Brixel Group Pty Ltd is not a licensed financial services provider, is not a licensed valuer, and does not provide financial, investment, taxation, legal, credit, valuation or property advice through the Platform.

6.3Nothing in the Platform is a recommendation to buy, sell, hold or avoid any property, area or financial product, or an endorsement of any area.

6.4The Platform does not act on your behalf, does not represent your interests in any transaction, and does not receive commissions, referral fees or other benefits from developers, agents, brokers or vendors in connection with your use of it.

7.No Guarantee of Outcomes

7.1We make no representation and give no guarantee about future capital growth, rental yield, rental demand, vacancy rates, resale value, population change, infrastructure delivery, zoning outcomes, or any other future event.

7.2Historical data does not predict future performance. An area that has performed strongly may not continue to.

7.3Property investment carries substantial financial risk, including the risk of losing money. Prices can fall. Properties can be difficult to sell. Rental income is not guaranteed.

8.What You Should Do Before Acting

The Platform is a starting point for research, not the end of it. Before making any decision, you should:

  • Verify every relevant figure against its original source;
  • Inspect the specific property and its immediate surroundings;
  • Obtain independent professional advice from appropriately licensed advisers, including a financial adviser, accountant, solicitor or conveyancer, mortgage broker, licensed valuer, and building and pest inspector;
  • Obtain current, property specific market appraisals and rental appraisals; and
  • Conduct your own local enquiries, including council, planning, zoning, flood, bushfire and title searches.

You are solely responsible for your own due diligence and for any decision you make.

9.Corrections and Feedback

If you believe a figure is wrong, an area is misrepresented, or something is missing, email us at [email protected] with the area and the layer concerned. We investigate every report and correct what we can.

10.Attribution Requirements

If you reproduce Platform outputs in your own private research materials or provide them to your own professional advisers, as permitted by clause 9.3 of our Terms of Service, you must:

  • (a) attribute the material to Brixel Property Intelligence;
  • (b) preserve any underlying source attribution shown on the material; and
  • (c) include a statement that the material is general information only, is not advice, and has not been verified.
